Adeem (أديم) Capital

The surface of the earth. The skin of the land. In Arabic, adeem is the visible layer where ground meets life, the face of a place before anything is built on it.

The name is the thesis. We start with the land itself, its memory, its texture, its character. WABI is the philosophy of attention and presence. Adeem is the ground it stands on. One is the practice. The other is the place.

The surface comes first. Then the presence.

Adeem Capital is a real estate development and investment firm focused on acquiring irreplaceable land and developing ultra-luxury properties in markets the industry has overlooked. We build WABI, a portfolio of intimate, craft-led properties rooted in the places they inhabit.

We operate at the intersection of culture, craft, and capital. Building properties that are rooted in their place rather than imposed upon it. Each project is conceived as a long-term asset: designed to age beautifully, to generate returns, and to leave the land better than we found it.

We are currently active in Morocco and Tanzania, with further projects in development across Africa, the Middle East, and beyond.

Why this exists.

Some land holds something before anything is built on it. A texture, a silence, a way the light falls. Adeem exists to find those places, unbuilt, unhurried, waiting, and to build only what they ask for.

The things that matter most cannot be scaled. They can only be made, slowly, by hand, in a place that earns the right to hold them.

Adeem Capital acquires land in places that carry memory and develops it at the pace the project demands. Never rushed, never compromised, with the people who know it. The craftsmen, the growers, the communities already there. When they see themselves in what is built, the place endures. Every property operates under WABI, built around stewardship, not performance.

The land is the medium. But the conviction behind it is simpler: people are longing to gather again. To sit around a fire, to share a meal with someone they just met, to be present without performing.

We build with master craftsmen whose knowledge was not taught in schools. Tadelakt, rammed earth, cedar, woven stone. Nothing is imported to perform a place. The hand of the maker remains visible long after opening.

People on the land come first.

We do not arrive with a plan and a workforce. We arrive with questions. The communities already on the land shape what gets built, how it is built, and who benefits when it opens. When residents feel pride in what stands on their ground, the place sustains itself.
